House clearance in Glasgow: what to expect, costs and how to prepare

A house clearance is a bigger job than a rubbish collection, and it usually comes at a difficult time: a bereavement, a move into care, a tenancy that's ended badly. This guide explains how it works with SM Waste Services, what it costs, and what you can do beforehand to make it cheaper and easier.

What a house clearance includes

We clear everything you want gone: furniture, white goods, carpets, curtains, the contents of cupboards, the loft, the garage and the garden. We do all the lifting, sweep each room, and leave the property empty and ready to hand over. You choose whether that's a full clearance or specific rooms.

House clearance costs in Glasgow

Clearances are priced by van load. As a guide: a one-bedroom flat is often a half to three-quarter load (£159–£209), a two-bedroom flat or terraced house is one full load (£259), and a three-bedroom house with a full loft and garage is usually two loads. We quote the whole job as a fixed price from photos or a quick visit, so the number doesn't change on the day. Reusable furniture that goes to our reuse partners can reduce the price.

What happens to the items

Good-quality furniture, working appliances and household goods are separated for reuse where possible. Wood, metal, cardboard, textiles and green waste are recycled at a licensed transfer station. Only what can't be reused or recycled goes for disposal. You receive a digital waste transfer note as proof.

Bereavement clearances

We work discreetly and at your pace. Tell us anything you want set aside, photographed or kept, and we'll go through the property with care. We can collect keys from a solicitor or neighbour and send you before and after photos if you'd rather not be there.

Landlords and letting agents

We do end-of-tenancy clearances across Glasgow and Lanarkshire, often same-day when a tenant has left things behind. We can collect keys from your office, work to an inventory, and invoice on account. Pair it with our cleaning service to hand the property back ready to let.
